Our response to demographic change
As a KAIFU member, you can enjoy secure and stress-free living – for life. And if your circumstances change – for example, if you’re expecting a baby or want to downsize – we’ll help you find a suitable flat from our portfolio.
To ensure this works, we are not only focusing on renovating and modernising our existing properties, but are also building new flats. This includes what is known as ‘infill development’, which involves making better use of existing space within neighbourhoods. An increasingly important issue in this regard is housing for older members. Our society is ageing as a result of demographic change – and we are responding to this in a targeted manner.
And because we take the issue of intergenerational relations very seriously, even members’ children who are under 18 can become members. Normally, this is only possible when taking on a new tenancy – but here, it’s not just about housing; it’s about community, security and the future.
ASSISTED LIVING IN EIDELSTEDT.
In the entrance hall of the age-appropriate residential complex “Johann August Gärtner” in Eidelstedt, which we manage as KAIFU, a special ceramic tree welcomes the residents.
Each tile features a symbol – ranging from a clown to a swan – and represents one of the 46 flats. At the same time, the artwork serves as a guide: anyone living here simply says, ‘I live in the flat with the swan.’
The building, which was constructed in 1983 on behalf of the foundation and has been managed by it ever since, has now been fully modernised: it features new kitchens, accessible bathrooms, motion detectors and six wheelchair-accessible flats. The concept: as much independence as possible, as much security as necessary!
In assisted living, residents enjoy their own homes but can count on support with everyday tasks. A care professional is on site on weekdays to help with dealing with the authorities and to advise on care needs. Optional services available include care services, accompaniment for shopping or doctor’s appointments, a home emergency call system and more. Flat sizes vary: there is a range from 1 and 1.5 rooms, through 2 and 2.5 rooms, up to 3 rooms.

ASSISTED LIVING IN EIMSBÜTTEL.
It may have been a while ago – but to this day, it remains a very special honour for us. With the project ‘Housing at Eimsbüttel Market Square for the 60+ Generation’, we won the ‘German Building Owners’ Award 2020’, one of the industry’s most prestigious competitions.
The project was recognised in the category ‘Building in challenging urban locations’. In 2016, we completed the new development – in collaboration with LRW Architects and the town planners Loosen, Rüschoff + Winkler. The result is 26 accessible two-bedroom flats in a range of attractive sizes.
- Each flat features its own loggia.
- On the ground floor, a communal lounge overlooking the market square serves as a welcoming meeting place.
- The arcade in front of the entrance provides shelter from the rain or shade on hot days, as required.
The jury noted that with this new development, we have ‘filled a gap that was incredibly difficult to develop’. The jury’s statement continues: ‘A new urban building block in a diverse urban setting, which makes a very confident statement and is masterfully executed – the project at Eimsbütteler Markt is exemplary residential architecture in the finest Hamburg tradition.’
LOW-BARRIER BY PRINCIPLE.
Barriers? Nobody needs them. That’s why, in all our new-build projects, we design homes that are thoughtfully designed – and where everyone feels at home. Whether you’re young or old, out and about with a pushchair or a walking frame. For us, ‘barrier-free’ means comfortable in everyday life and suitable for every stage of life. Our building experts pay close attention to those all-important little details that make life easier for all generations:
- Lifts instead of the hassle of stairs,
- floor-level showers instead of trip hazards,
- wide doors,
- practical floor plans and
- easily accessible switches.
This is how we create homes that simply work – without residents having to give it much thought. Our aim? Living spaces that remain flexible. Because life changes – and our members’ homes should change with them, not work against them. By the way, ‘accessible’ does not mean ‘boring’ or ‘dull’. On the contrary: our homes are modern, welcoming and designed to suit all generations. Built sustainably, thoughtfully planned and always with an eye to what people really need: a home with a future. And why don’t we talk about ‘barrier-free’? There are strict requirements for this 100 per cent freedom of access. Whilst we do meet them at times, for structural reasons we cannot always do so – which is why, despite all the efforts of our building managers, we cannot offer a guarantee. For the sake of clarity, therefore: low-barrier.
