This is how the letting process works.
Our flats are in high demand – naturally, people enjoy living here. To ensure everything remains fair, the allocation process follows clear rules.
WHAT MATTERS:
- Members have priority.
As a general rule, we offer flats that have become vacant or new flats to members first. Non-members are considered if no member is interested in the advertised flat. You can read more about this below. - The size has to be right.
As much space as you need – that’s fair for everyone. The rule of thumb is: number of people plus one room. So a couple with one child can get a four-room flat, whilst a single person can get a two-room flat. - Been with us a while? That’s a plus for you.
Anyone who has been a KAIFU member for a long time moves up the list of applicants. Loyalty pays off. - Sometimes there’s more to it than the rules.
In special cases – such as a new addition to the family, health reasons or a more suitable neighbourhood – we may deviate from rules 2 and 3. We always take a close look at what makes sense.
You can find available flats on the MEINE KAIFU members’ portal. There, we allocate them to the members who best meet the criteria – for example, those who have been part of our community for a long time. The move-in date is binding to ensure there are no vacant flats. If you have special social circumstances (Rule 4), you can contact us at any time. And: in exceptional cases, exceptions to the rules may be made.
KAIFU FOR NON-MEMBERS.
Community comes first: out of a sense of solidarity, we always offer vacant flats from our portfolio to our members first. The good news is that interested non-members will have the chance to apply whenever no member is interested in the advertised flat. And that does happen from time to time! So it’s well worth keeping an eye on our rental listings.
When you sign a tenancy agreement – strictly speaking, we call it a ‘permanent use agreement’ – you automatically become a member and, from then on, have a lifelong right to a KAIFU flat, just like all our other members. Brilliant, isn’t it? We do not currently offer any other way to become part of our co-operative.
The following applies to membership:
- Being of legal age
- Proof of creditworthiness
- Single, couple or family (no shared flats)
- For subsidised flats: proof of eligibility to rent
